Effective December 29, 2024 - New Smoke Alarm Requirements:

Per Federal Law (HR 7981), all dwelling units must be upgraded to the new standards for smoke alarms by December 29, 2024.  These new smoke alarms must be either hardwired OR sealed with non-replaceable 10-year batteries. These devices must also be both tamper resistant and have a way to silence the alarm. 

Required Locations: One on each level and in or near each sleeping area

Smoke alarms should be installed high on walls or on ceilings:

- If mounted on the ceiling, then they must be at least 4 inches from the wall.

- If mounted on the wall, then they cannot be closer than 4 inches or further than 12 inches from the ceiling.

Housing Inspectors will begin inspecting all units for these new standards beginning on December 29th, 2024.  Units found not in compliance with these standards will fail inspection.

From HUD: NSPIRE Inspection Standards will replace HQS in 2025!
HUD has implemented new inspection standards for all programs. An overview of the new standards can be found in HUD's Housing Choice Voucher Landlord Newsletter. In the newsletter you can also find a checklist and the expanded list of 24-hour fail items.
